• By law, a landlord can hold a security deposit for a number of days after the tenant moves out. That period is generally less than 30 days. If a landlord has not returned a security deposit after  30 days, it is important  to follow up with them to find out what is going on. Damages are deducted, and the balance is paid back to the tenant. If damages are severe, the landlord has the right to keep the entire deposit. Tenants can be held responsible for damages that extend beyond the deposit.

Important Tips: 

• When first moving into your new place always make sure the landlord provides a check list so you can list the problems that were already there before you moved in
• Make sure you get everything fixed before you move out call your landlord and have them fix the issues most problems are due to faulty appliances which are usually old and not serviced often. You maybe liable if you move out and leave these things broken.
• Take pictures when cleaning and don’t leave a single thing, most landlords hire a cleaning company to check the property which is later compared to your check list if you leave anything behind you will probably be charged, even if it’s a air freshener.
• Floor boards, closets, shelves etc need to be cleaned usually these areas are forgotten and you will be billed for this.
• Have the landlord inspect the property after you have cleaned, this way he/she can point out anything you may have missed.
